Rossanna Punzalan-Winn
Reliable Home Inspection Service

Rossanna Punzalan-Winn is a Customer Relations Specialist for Reliable Home Inspection Service. Rossanna has been an active member of the Association helping to represent Reliable, on the Association’s Affiliate Member Forum, sponsorship at a variety of events, and having donated prizes to many REALTOR ® Happy Hours.

Please share with us your background and your career track.

My transition to the real estate world happened in a roundabout fashion. I have a Masters of Education degree with a concentration on Student Personnel in Higher Education and worked for eight years at colleges and universities, most recently Douglass College at Rutgers University. My husband and I moved to the tri-state area in 2002 and I worked in the post-secondary education field before leaving to pursue my own business as a Mary Kay Sales Director full-time. While still continuing to pursue my own business, I decided to return to the working world on a part-time basis to bring my sales and marketing expertise to a company that I thought was making a difference in the community, provided an essential service and had ethics and integrity in all that they do. Through a friend, I was introduced to John Kerrigan at Reliable Home Inspection Service and the rest is history! 

How would you define professionalism in regards to your business and involvement in real estate?

Professionalism in this field is key because I do believe in the adage, “You only get one chance to make a good first impression.” I believe that professionalism in relation to the service that we provide at Reliable Home Inspection Service can be defined as our willingness to provide quality and convenience to every customer, every time.

What are your thoughts on pre-listing inspections?

I feel that the home inspection is currently done much later in the transaction than necessary. Why not dress the home for success from the very beginning, even the mechanics with a pre-listing home inspection? If the home inspection is performed early in the transaction, then the second round of negotiations can be avoided, which can lead to better and less stressful transactions for everyone involved. This leads to happy clients and abounding referrals for all of the real estate professionals involved!

What can my seller do to prepare for their house to be inspected?

A seller can perform all of the normal maintenance details on their home and have the home inspected prior to the sale. This adds a home inspector to their sales team, who is invested in helping them to facilitate their transaction by providing all of the information that they need to know about their property.

At the end of a busy day, how do you prepare yourself for the next challenge?

Before I go to bed, I make my 6 most important things to do list so that I will be prepared for the next morning, be focused on my important tasks and ready to make the most of my schedule, therefore having a great day! I also give thanks in prayer for the blessings that have come to me, my family, my personal business and Reliable Home Inspection Service, as well as the blessings that are to come in the future!
