Candidates Announced for Board of Directors Election
The Association is pleased to announce the slate of candidates who will be on the ballot for election to the 2009 Board of Directors. To view the list of candidates, please click here. Ballots will be mailed to every REALTOR member on October 2 with the election culminating at the General Membership Meeting scheduled for Thursday, October 23 at Aronimink Golf Club. Members will be asked to choose (4) REALTOR members to serve alongside the incumbent Directors. Candidates elected will serve a 2-year term to the Board.
As in years past, you will have the option of casting your ballot through the mail or by electronic means. In accordance with the Bylaws, additional candidates may be placed in nomination by petition by at least five percent (5%) of the REALTOR members eligible to vote. The petition must be filed with the Association's Chief Executive Officer at least four (4) weeks before the election (September 25).

Association Awards Scholarships to Deserving Students
Suburban West's Partnership in Education program which sponsors contests, academic awards, educational programs, and scholarships to local deserving students has awarded scholarships to three young ladies. The youth of today are the leaders of tomorrow. By supporting these youths in their dreams and aspirations, we are supporting the future for years to come. After these students graduate, they will apply the skills that they have learned to helping our communities and families grow and persevere.
This August, the Association partnered with Chester County Futures to award three high school seniors with scholarships to assist them in their endeavors in higher education. Keya Stanford, Sandy Tapia, and Veronica Wisely were all awarded $2,333 in scholarships to assist with the cost of their tuition at their respective Universities. Keya Stanford will be attending Howard University this fall to study nursing, Sandy Tapia will be studying elementary education at West Chester University, and Veronica will be arriving at Temple University to study broadcast journalism.

Economists Disprove Negative Housing News

Not According to the Data," three economists from Columbia University and Wichita State University announced that their research and findings have proved that the recent spike in foreclosures will not have a devastating effect on home prices. PAR Encouraging Members to Get Out and VOTE!
PAR has recently informed the Association that there are more than 2,500 REALTORS in Pennsylvania who are not registered to vote. The deadline to complete the voter registration application is Monday, October 6. Registering by this deadline will ensure your ability to vote in the November Presidential election, as well as to cast votes for the General Assembly which has 27 open seats and 88 incumbent lawmakers who are facing other running mates.

Professionalism Tip: Common Issues in License Law
The August 6th Starbucks Morning session featured a visit from Real Estate Commissioners, Joseph McGettigan and Joseph Tarantino. The Commissioners fielded questions from attendees and reported on what they see as serious and frequent issues in real estate.
A licensee working on a lapsed license is one frequent, serious and costly offense. This results in a fine to both the licensee and the broker. Fines can be a combination of a minimum dollar amount plus a per transaction fine of up to $1000 per transaction. The commissioners recommended that brokers institute a system to check the status of the licenses in the office to avoid this severe, yet often unintentional infraction.
The other common complaints fall in the category of misrepresentation and unprofessional conduct. These cases involve issues such as failure to get a consumer notice or seller's disclosure and misstating items like lot size, taxes, and other property and transaction details. The Commissioners commended the state and local Realtor Associations for creating and promoting the use of standard forms to help avoid these infractions. However, they also noted that the improper use of standard forms can be the basis for license law trouble.
Lastly, the Commissioners noted that, as with any regulatory system, complaints must be filed in order for action to be taken. They spoke about their own passion for the industry and encouraged licensees to take action; either one on one with another licensee or by filing a complaint.

In order to keep REALTOR members in compliance, the Suburban West REALTORS Association is offering various Code of Ethics seminars and courses for REALTORS to complete to meet the requirement. First Time Homebuyers Receive Tax Credit
Earlier this week, President George W. Bush signed the recently passed housing legislation (H. R. 3221) into law. The new law gives first-time homebuyers a tax credit towards the purchase of a new home. The intention of the credit is to get the public who are sitting on the sidelines back into home purchase mode.

Save the Date- General Membership Meeting Slated for October 23
All members are invited to attend the annual General Membership Meeting on Thursday, October 23 from 9:00 a.m. to 11:30 a.m. at the Aronimink Golf Club. New Short Sale Forms Topic of Next Standard Forms Forum
The Standard Forms Committee at the Pennsylvania Association of REALTORS has worked diligently to create three new forms to assist REALTORS and their clients in a short sale transaction. House Approves $300 Billion Housing Rescue Bill
After President Bush withdrew his veto threat, the U.S. House of Representatives passed a $300 billion housing rescue bill on Wednesday that would provide aide to homeowners faced with foreclosure. The Senate must now pass the bill before it is sent to President Bush for his signature.

Local Counties Named "Best to Raise a Family" Chester and Montgomery make list
Earlier this week, Forbes Magazine unveiled its list of the 10 best counties to raise a family. Our membership area featured two of the counties listed, Chester and Montgomery. REALTORS Meet with Local Legislators at Breakfasts
Over the past month, the Suburban REALTORS Alliance has hosted two legislative breakfasts attended by local legislators and select REALTORS from the organization. These state and county elected officials were from Chester County, Delaware County and the Main Line while the members in attendance had all contributed $99 or more to RPAC.
The June 20 breakfast at the Desmond Hotel in Malvern featured the following legislators from Chester County: State Sen. Andy Dinniman, State Reps. Curt Schroder, Chris Ross and Art Hershey, as well as County Commissioners Terence Farrell and Carol Aichele were in attendance along with a staff representative from the office of County Commissioner Cathy Cozzone. Pennsylvanians May Be Paying Less for Homeowners Insurance
On July 4, Governor Ed Rendell signed The Mortgage Property Insurance Coverage Act into law. This new law states that lenders can no longer charge homeowners additional premiums on unnecessary coverage for their homeowners insurance. Association Seeking Member Input Communications Survey to Launch Next Week
While Suburban West REALTORS Association may be a building located in Malvern, it is really the sum of its 5,200 members. In order to improve our organization and the benefits and services it offers, we rely on the input of all our members.
To this end, the Association had developed a new initiative to consistently seek member comments and opinions on a vast array of current and potential products and services. Through an assortment of scheduled surveys, focus groups and other evaluation methods, the Association wants to find out what we can do to better help you with your real estate career.
The first of these efforts will be launched next week as you will receive an invitation to participate in a brief online survey on the Communications Resources available from the organization, including the Weekly News Service, the REALTOR News Magazine and the website. As an extra incentive to complete the survey, participants in the survey will be entered into a drawing for a $100 Gas Card. We hope you will complete the survey as your input is critical to enhancing the value of Suburban West.

RPAC Fundraising Hits Its Mark Your Investment Still Sought Throughout the Year
Throughout June, 35 members committed themselves to help raise money for the REALTORS Political Action Committee. There tireless efforts in communicating the importance of RPAC and political involvement of the REALTOR resulted in over $23,000 in contributions. This investment is critical to the REALTORS ability to stay out in front of issues and react quickly to challenges that impact our industry.
The Association would like to thank and congratulate Dennis Manley for his tremendous efforts. He solicited the most contributions and contributors. For his efforts, he will receive free local dues in 2009. New Marketing Rules May Affect Some REALTORS
New regulations take effect in fall 2008 that may impact members that have affiliated businesses and those that deal with credit reports. The Fair Credit Reporting Act of 1970 (FCRA) was amended by the Fair and Accurate Credit Transactions Act of 2003 (FACT Act) late in 2007 adding several new regulations affecting some members.
Effective October 1 Affiliate Marketing Rules take effect which will govern how affiliated companies may market to consumers. For information please review the answers to frequently asked questions on the Affiliate Marketing Regulations compiled by NAR. Effective November 1, users of credit reports will be required to have procedures in place to detect and report address discrepancies. Professionalism Tip: Are You Certain that the Seller is NOT Represented by a REALTOR?
Remember that to be compliant with the Code of Ethics; REALTORS have "an affirmative obligation to make reasonable efforts to determine whether a prospect is subject to a current, valid exclusive agreement to provide the same type of service." (Article 16, Standard of Practice 16-9.) It has come to our attention that some REALTORS who prospect for listings through the "For Sale By Owner" market are unintentionally running afoul of this standard.
There are at least two simple methods to ascertain that the apparent FSBO is in fact NOT represented by another REALTOR. The first - ASK! The second - Check the MLS! If the property is listed in the MLS it is subject to an exclusive contract as these are the only types accepted by the MLS.

Association Seeking Nominees for Board of Directors
The Suburban West REALTORS Association requests that members who are interested in running for an open position on the Board of Directors or would like to nominate another member who they believe would be a good candidate notify the Association by next Friday, June 20. The process of choosing nominees for the Board of Directors is extremely important to the organization as the Board members serve as spokesmen for the profession locally.
It is the goal of the Association to attract the most qualified and desirable slate of candidates who each can devote the time and energy to effectively serve the membership. There are four REALTOR positions on the Board that will be contested in this election, with the four candidates who garner the most votes being elected. The election for the Board begins in early September and culminates with the General Membership Meeting on October 23. Prior to and during the election, candidates are equally promoted by the Association through the Weekly News Service, the REALTOR News and on the Association's website.

Be Proactive: Using Positive News with the Consumer
How can you best counteract some of the negative national stories about the housing market? Make sure that consumers within your sphere of influence (current clients, former clients, potential clients) are exposed to positive stories on the Philadelphia-area housing market. Most consumers are exposed to national stories that appear on cable news outlets (or on their website), the network news, and even wire stories that appear in local papers. But with your direct contact with clients, you have the opportunity to be an additional conduit of information that is more local in nature. And when it is from a third-party source, like one of the county newspapers or the Philadelphia Inquirer, it has that much more impact.
One such article that appeared this week in the Inquirer was a story on a recent study finding area home values fair and comparisons of our market to other. To access this article, click here and consider passing it along to your clients who may be on the fence about whether to buy or sell a home.
Two-Step License Renewal Deadline Saturday May 31st
All real estate licensees must complete education and renewal no later than May 31st. Once education is completed click here to renew your license. You will need the registration code which appears on your license wallet card. If you do not have your registration code you may email the Commission for assistance.
You must complete BOTH education and renewal by May 31st. Failure to do so will result in an inactive license and continuing to practice on an inactive license is subject to prosecution by the Real Estate Commission.

Recent analysis of TREND statistics show that sales have begun to bounce back after month-over-month declines throughout the fall. All three counties (Chester, Delaware and Montgomery), showed modest gains in April in both sales and pricing compared to March.
Sales in Chester county increased 27%, followed by a 7% gain in Montgomery and 0.5% gain in Delaware. The pace in all three counties is still off in comparison to April 2007 statistics, most impacted by the fallout of the national subprime crisis last Fall.
While home prices also increased month-over-month in April, they are slightly down from a year earlier for all three counties. However, the year-over-year percentage decline in prices (Chester-1.5% decline; Delaware-0%; Montgomery- 1.5% decline) is miniscule compared to BOTH the national (8% decline) and northeast (7.7% decline) pricing averages.
One last note is that homeowners in all three counties have seen increases on their home investment over the past five years. The average homeowner in Chester County gained 30% on the price of their home in April 2008 compared to April 2003. In Montgomery county, that increase is 34% and Delaware county residents have seen a 63% increase. This confirms the fact that homeownership continues to be one of the strongest investments and historical trends beyond the last five years are further evidence of that.

As a presidential election year, politics are once again front and center in the media and on a lot people's minds. In this context, it is also a good time to remember the critical impact local, state and national government has on many facets of the real estate industry. Thus, it is important to both the industry and homeowners that the REALTORS have a strong voice in our municipalities, Harrisburg and Washington.
Your investment in the REALTORS Political Action Committee (RPAC) helps make that voice loud and clear. RPAC exists to help pro-REALTOR and pro- Real Estate candidates win election and produce change from the inside.
As of today, over 1,500 REALTORS and Affiliate Members have invested in RPAC in 2008. While we greatly appreciate the contributions already made, we hope that more members will contribute before November to better the chances that the candidates we are supporting have the necessary resources to be victorious. How can you contribute if you have not already done so (or would like to add to an existing contribution):
- Contribute Online Today. Simply, access the Payment/ Registration Center, and once logged in, access the link for Contributions.
- Answer the call on June 11. The Association will conduct its Annual RPAC Telethon on this date from 10 a.m. to 12:30 p.m. This event features member volunteers reaching out to their peers to make a financial investment in the future of real estate. Whether you donate money or your time to be a volunteer, any assistance would be significant.

Professionalism Tip: Give Careful Consideration Before Offering (or Accepting) Commission Bonuses
There appears to be renewed interest in offering a bonus as a marketing strategy. Whether providing or accepting these bonuses, there are legal and ethical issues to consider.
First, as with any offer of compensation made through the multiple listing service, the offer is unconditional except in very specific situations involving court orders or actions of a lender. (See Trend Rules and Regulations) When making the offer of a bonus the listing broker must be careful that any conditions of the offer are clearly spelled out. One of the purposes of the MLS is to inform co-operating brokers of the compensation they can expect when procuring a buyer for the listing. Generally, simple failure or refusal of the seller to pay the bonus to the listing broker - for reasons not very clearly written and agreed upon in advance of showing - would not relieve the listing broker from the obligation to pay the co-operating broker and could result in arbitration between brokers.
Second, co-operating brokers should consider whether acceptance of the bonus constitutes a conflict of interest with the client. All licensees have the duty to "timely disclose to the consumer any conflicts of interest". REALTORS have a further obligation to protect and promote the interests of the client and to treat all parties honestly. Whether or not acceptance of a bonus is a conflict of interest may be determined by the perception of the consumer. While your efforts on behalf of the consumer may not change based on a bonus, if the consumer perceives the opposite you may find yourself on the wrong end of a complaint - a complaint that could be more costly than the bonus.

Scholarships Available for Designation Classes
The Pennsylvania REALTORS Education Foundation (PREF) has announced that scholarships are available for designations and broker courses. The Scholarship may be applied towards the cost for any designation or broker course offered by a REALTOR Association or Association school with reimbursement of lodging, travel expenses, as well as the scholarship up to $500. The Scholarship money awarded must be used within one calendar year of award date, and the application deadline is July 31.

Specifically, members wanted to know how to report violators and if there were any business relationship exceptions to the law. The Pennsylvania Association of REALTORS (PAR) provides answers to both questions in its Broker Compliance Guide to the CAN-SPAM Act. Members are strongly encouraged to read this document found on their CAN-SPAM resources page.
In part, the document explains that "If the purpose of an e-mail message is to "promote a commercial product or service" then the law applies regardless of the identity of the recipient unless there is a specific exception that can be invoked. Specifically, where agents are sending listing information to other agents or brokers in an effort to sell a property, the message would be considered a commercial e-mail under the law because the sending agent is primarily promoting a product or service. Note that simply belonging to the same organization (MLS or Association) is not an exception to the law; messages sent to brokers or agents that promote listings must follow all the rules below, including the opt-out provision."
Remember that professionalism is more than just following the rules. Even without these regulations, your reputation and important peer relationships can be irreparably damaged by sending unsolicited email. Think about it.

Philadelphia Area Foreclosures Down 30%
Although most of the country is facing high numbers of foreclosures, the Philadelphia area foreclosure rate is down 30% from last year. One of the main reasons cited is many borrowers in the Delaware Valley had not obtained subrime loans over the past several years. Property and Transaction Disclosures, Friday, May 9, Aronimink Golf Club, Newtown Square- The course will specifically cover the Sellers Property Disclosures and sections of the Agreement of Sale. The course is designed to showcase various parts of these documents and the underlying meaning of many of the paragraphs so that you as the agent can better inform your client on the importance of disclosures. Professionalism Tip: Email Courtesies and Regulations
In the spirit of co-operation and providing the best opportunities for clients, REALTORS use a variety of marketing strategies to promote the needs of buyers and sellers. In the process, too often, respect and consideration of peers and other consumers is unintentionally neglected.
When sending a broadcast (or mass) email, use care to protect the identity of the recipients. You may know everyone on the list, but the recipients do not and may not wish to have their email addresses exposed to strangers. Putting the recipient's email addresses in the BCC (blind carbon copy) space instead of the TO space will do this simply and effectively. If your address book is large, there are software programs available that will allow you to hide the recipients' email addresses. Some of these same programs also provide formatting templates for a professional looking email.
Consider screening your address book for those that may have need for a particular message rather then sending everything to everybody. Email software provides a variety of methods for you to group contacts based on various commonalities. Consistently sending emails to someone who does not want the message is a sure way to have your email address blocked and your reputation tarnished.
Additionally, there is legislation (CAN-SPAM) that controls the sending of commercial email. Commercial email is defined as "any electronic mail message the primary purpose of which is the commercial advertisement or promotion of a commercial product or service." The law applies to business of all sizes. Realtors must respect CAN- SPAM just as they must Do NOT CALL legislation. For a summary of the legislation and useful compliance resources click here.

April 22nd Primary Election Reminder- REALTORS Vote
As REALTORS it is important to back candidates who support private property rights and the real estate industry. REALTORS are encouraged to vote in the General Primary Election on Tuesday, April 22. Along with the opportunity to cast a vote for a presidential nominee, there are several local and state elections across the commonwealth. In the General Assembly, there are 24 incumbent state lawmakers retiring and 32 legislators who have a primary election challenger. There are also races for attorney general, auditor general and state treasurer. The Pennsylvania State Department has polling information and a list of candidates at www.votespa.com. PAR-RPAC supports the following Pennsylvania candidates.
Starbucks Morning and Standard Forms Forum a Success!
On April 10, the Suburban West REALTORS Association hosted the sixth session of the "Starbucks Morning at the Association" series. Nearly 40 members attended the FREE educational seminar on Branding Your Business. Attendees picked up unique ideas with useful tools, so that they can be a better resource to their clients through information from the presenter and other attendees. It was also a great networking opportunity for members. Professionalism Tip: If it walks like a duck and quacks like a duck...
Then it is probably a duck. If actions taken (or not taken) feel wrong they probably are wrong. When faced with a professional decision, listen to your inner voice. If it tells you to be careful, then caution is advised. Often times we are faced with situations that are not explicitly governed by ethics or rule. In those times, it is our common sense and instinct that guide us. Trust your instincts or ask a broker or co-worker for their sense or instinct about the situation.
Association Sponsors "It's Mathematical" Competition
On April 10, Suburban West REALTORS Association was pleased to continue its efforts in sponsoring the annual interscholastic It's Mathematical Competition. This unique educational event presents academically gifted students from Conestoga, Delco Christian, Marple-Newtown and Radnor school districts an opportunity to compete six times a year in a college- bowl style tournament. The championship round for the tournament took place at Conestoga High School with Radnor High School winning the overall competition for the Junior Varsity and Varsity teams. Association Liaison, Tyler Wagner, represented the Association at this great event and presented trophies to the participants.
The Association's Partners in Education initiative emphasizes the importance of knowledge and opportunity within our local community. Association Recognized for Promoting Fair Housing
On Tuesday (March 31), the Delaware County Council recognized the Suburban West REALTORS Association along with other local housing organizations for our continued efforts of promoting Fair Housing and accompanying initiatives amongst our members and the community. REALTOR Member Bob Tyler and Suburban West REALTOR Chairman Jim Ryal attended the proclamation ceremony earlier this week at the Council Chamber in Media where they were presented with the County's Resolution proclaiming April as Fair Housing Month (click here for the text of the resolution).
We, as REALTORS know that the Spring market usually brings more business and housing inquiries, and it also brings to mind the 40th anniversary of the Fair Housing Act. The Act protects the right of all Americans to peruse the dream of homeownership without discrimination based on race, creed, color, disability, sex, familial status and origin.

Supra Keypad Exchange Ends April 11
As the Supra conversion comes to an end, we would like to take the time to thank the membership for their patience and cooperation during this process.
The Supra keypad exchange will end on Friday, April 11 at 5:00 p.m. Any members who wish to exchange their black Display Key must do so in the office by next Friday. After April 11, the routine $50.00 activation fee will be reinstated for members who wish to convert to the new ActiveKEY.
New members who wish to get the ActiveKEY after April 11 will be subject to the $50.00 activation fee as well as the prorated fee for the ActiveKEY. Members who wish to get a new keypad or to convert to the new Activekey may do so during regular Association office hours. Appointments are not necessary.
Professionalism Tip: Protecting Your Client
Did you know that it is a violation of RESPA for a seller of property that is purchased with the assistance of a federally related mortgage loan to require directly or indirectly, as a condition to selling the property, that title insurance covering the property is purchased by the buyer from any particular title company? A seller in violation is subject to prosecution under RESPA. Familiarity with this, and other issues that consumers are not aware of, protects your client and is another reason why consumers need your professional services.

Home Sales Rise Nationally and Locally
Earlier this week, the National Association of REALTORS (NAR) reported that month-to-month sales increased for the first time in six months. Nationally, home sales were up 2.9% in February compared to January although still down 23.8% from February 2007 figures.
Lawrence Yun, NAR Chief Economist, said the gain is encouraging. "We're not expecting a notable gain in existing-home sales until the second half of this year, but the improvement is another sign that the market is stabilizing," he said. "Buyers taking advantage of higher loan limits for both FHA and conventional mortgages will unleash some pent-up demand. As inventories are drawn down, prices in many markets should go positive later this year." To read the full release from NAR, please click here.

Do You or Your Clients Have Abandoned or Unclaimed Property?
The Treasury Department is seeking your assistance to increase awareness of the holder reporting requirements of the Abandoned and Unclaimed Property Act (DAUPA). Unclaimed property is any financial asset that has become dormant, meaning no contact has been made with the owner after a given time period. After this time, the holders of unclaimed property, such as banks, and insurance companies, must file an unclaimed property report with the Pennsylvania Treasury Department. Some examples of unclaimed property include bank accounts, uncashed payroll checks, accounts payable or receivable checks, credit balances, gift certificates, stocks and bonds, escrow accounts, money orders, travelers checks, utility refunds, safe deposit box contents and insurance proceeds.
All reports for unclaimed property must be filed by April 15, 2008. The Treasury has a team of compliance professionals who are available to help your clients meet their reporting obligations. Professionalism Tip: Expect Ethical Conduct; Settle for Nothing Less.
The REALTOR family has been granted a valuable right; the right to police themselves. This comes from the fact that the obligations that REALTORS voluntarily assume through the Code of Ethics are recognized as legitimate protections of the public interest. In order to maintain this independence and self-governance, the process must remain meaningful and useful. REALTOR members must expect adherence to the Code from both themselves and their peers. REALTOR members must be willing to bring attention to those who do not adhere to the Code; either through direct communication or through the enforcement process.

The Chester County Bar Association and the Suburban West Realtors Association host a monthly forum for Realtors and Attorneys to discuss topics of mutual interest. Offered on the first Thursday of each month at the at 15 W. Gay Street, Chester County Bar Association offices West Chester, PA, these luncheon meetings start at noon and end promptly at 1:00 p.m. The forum topic on April 3, 2008 is "Tax Sales and Sales of Property on Municipal Liens. The scheduled speaker is Michelle Portnoff.
To reserve your seat and pay for your lunch ($11) please visit our payment and registration center, log in and go to the events calendar. Choose the CC Realtor Lawyer Forum for April and follow the prompts to register and pay for your lunch with a credit card. Attendance is open to REALTOR members and Attorneys. Each attendee must register under his/her own name.
Reservations may be made until noon on Tuesday, April 1st or until room capacity whichever comes first. Due to the popularity of this event, it is wise to register early. If you make a reservation and find you need to cancel, you must do so ONLINE no later than noon on Tuesday, April 1st. No refunds will be given after noon on April 1st. All attendees must be identified and pre-paid in advance.

Supra to Conduct Workshops at Association Office

The Suburban West REALTORS Association will host three Supra workshops on Monday, March 24 featuring Dick Betts, a technology consultant and instructor specializing in the smartphone and related programs. In other Supra news....a brief reminder that there are ways to conserve the battery life of your key in between charges. One frequently used method is turn off the radio function. HUD Releases New FHA, Conforming Loan Limits
The US Department of Housing and Urban Development have announced the new FHA and conforming loan limits for home prices. This new plan is expected to assist an estimated 200,000 families who are facing possible foreclosures on their homes. To read more about the new loan limits, please click here.
Professionalism Tip: Preventing Unauthorized Access and Exposure
Access to a seller's home is a privilege. It comes with a responsibility to respect and protect the seller and the seller's family and home. REALTORS have an obligation to obtain a confirmed appointment each and every time they wish to enter the Seller's home. The use of lockboxes is not an invitation to enter the home without an appointment. Additionally, when scheduling appointments for inspections, remind buyers that this is not the time to show off the home to interested friends and relatives. Attendance should be limited to the buyers, the inspector and one or both agents in the transaction.
Listing agents, please take all steps necessary to protect the seller's home from unauthorized access. Here are some tips:
Set up systems in your office to confirm the identity of real estate agents seeking an appointment to show.
Never allow unsupervised access to anyone who is not another real estate agent (whose identity you have confirmed).
If using electronic lockboxes, compare the appointment schedule with the showing report from the lockbox. Take steps to discourage showings without an appointment.
Abuse of the privilege of access to a seller's home violates the trust that consumers put in REALTORS and exposes you to an unprofessional reputation and a charge of violation of the Code of Ethics and/or licensing law.
