Association Office
Closings for New Years
On behalf of the Suburban West REALTORS
Association, we hope that all members have a happy New Year.
In consideration of business you may have with the Association
over the next few days, please take note of the following office closings.
The office will be closing at 4:00pm on Friday, December 30 and will remain
closed on Monday, January 2. The office will reopen on Tuesday, January 3
at 8:00am.
Professionalism
Tip: Whose Listing is it?
The Association
receives at least one call a month from a consumer or a REALTOR asking
about allowing a seller client to follow a REALTOR from one firm to
another. Consumers in particular are often annoyed when they find out that
the listing contract, although signed by the agent, was 'accepted (by the
listing agent) on behalf of the broker'. This means that in order for the
listing to move with the licensee the approval of the broker must be obtained.
Furthermore, the listing broker is not obligated to give that permission
unless the independent contractor agreement between agent and broker
provides for that.
Standard of Practice 16-20 provides that it is a violation of
Article 16 for REALTORS, 'prior to or after their relationship with their
current firm is terminated, (to) induce clients of their current firm to
cancel exclusive contractual agreements between the client and that
firm."

The Association is
saddened to notify the membership of the passing of former member, Joseph
A. Graham III. Joe passed away on December 22, 2011. Joe was a REALTOR
with Century 21 Alliance, Havertown and was a member of the Association for
21 years. In lieu of flowers, contributions in memory of Joe may be made to
St. Bernadette CYO.
