Tax Credit Is
Focus of National Ad Campaign
Suburban West
Continues to Offer Customizable Tax Credit Flyer
For the past 15 years, the National
Association of REALTORS has conducted it's national advertising campaign to
both promote the American Dream of Homeownership and the value of the
REALTOR. The organization has continued to update it's messaging in its TV
and radio ads to reflect the latest issues impacting real estate.
For the 2010 campaign, NAR is focusing its efforts during the
first 4 months on highlighting the expanded and extended homebuyer tax
credit. Ads have been running since December on primetime television and on
local radio stations about both the value and deadline to take advantage of
the credit. To view/listen to the ads, click
here.
Are you interested in communicating the value of the tax
credit to your clients? Suburban West continues to make available a
customizable Extended and Expanded Tax Credit Flyer for members to use with
their clients. The question & answer format helps explain the
qualifications and nuisances of the tax credit. To view a sample of the
flyer, click

your contact information and a high resolution photo.
Strong Outlook for
2010 Real Estate Market?
Some Economists
See Positive Indicators For A Healthy Rebound
Kenneth Harney reported in Realty Times yesterday: "Will
housing outperform the overall economy in 2010 as we pull out of the Great
Recession? Nothing is absolute in the predictions business, but there are
solid indications that, yes, housing is likely to rebound more
energetically than the overall economy."

Life After a
Failed Transaction is Topic for Next REALTOR/Lawyer Forum
It is a fact of real estate life that not
all transactions go to settlement. So how do you pick up the pieces? What
are the rights and obligations of buyer, seller and REALTOR in these
situations? When can the property be relisted? What happens to deposits?
Who is responsible for incurred expenses? What happens to inspection
reports?
Learn the answers to these questions and bring your own
questions to the REALTOR Lawyer Forum on February 4th at Suburban West
REALTORS Association from 12:00 noon to 1:00 p.m. These informative
luncheon sessions provide REALTORS and Attorneys a chance to network and
discuss common interests in real estate transactions. The cost of this
session, $11, covers the cost of lunch. Register
today to reserve your spot (once logged in, access the Events
Calendar). Advance registration is required before Tuesday, February
2, 2010.
Please take note of these closings as you consider the
business you have with the Association.
Pricing
Residential Properties is Topic for Next Starbucks Morning
In today's real estate market, pricing a
listing correctly is more important than ever. The February 2 Starbucks
Morning session Pricing a Residential Property (9:00 a.m. - 10:30 a.m. at
Suburban West) will help you with the tools necessary to come to a price
that will most benefit your seller.
A comparative market analysis (CMA) is not an appraisal.
However, there are similar strategies used in developing one. In this
session, Lew Rodin, an appraiser and REALTOR, will take you through the
necessary and proper steps to creating a valuable comparative market
analysis for your client.
At no cost to members, the Starbucks Mornings Series is
designed to give REALTORS an exclusive opportunity to gain an insider's
knowledge on various aspects of real estate to further their career. To
learn more, click here. To register, click
here (once logged in, access the Events Calendar).

Professionalism
Tip: Responsibility for Vendors, Assistants and Sub-Contractors
When contracting
with a website vendor, be sure that the practices of this vendor comply with
the Code of Ethics, license law and other regulations governing your
industry. For example, it is unethical to advertise the property of another
broker without that broker's permission. IDX technology allows REALTORS to
provide that permission to each other through the MLS. The web vendor must
subscribe to the IDX feed or you must obtain the permission of each and
every broker whose listing content appears on your site.
Scraping technology allows these web vendors to obtain the
information easily without subscribing to IDX. This may save you money but
without the appropriate permissions the Code of Ethics and license law have
been violated and YOU will be charged with the violation. This applies to
anyone who works under or for your licensed activity. Be aware of the
policies and practices of any third party that works for or with you. If
they are not compliant than neither are you.
