Philadelphia Area
Foreclosures Down 30%
Although most of the country is facing high
numbers of foreclosures, the Philadelphia area foreclosure rate is down 30%
from last year. One of the main reasons cited is many borrowers in the
Delaware Valley had not obtained subrime loans over the past several years.

Upcoming Courses
at Aronimink and Springfield
The license renewal period is winding down,
and so are the remaining classes for licensees to take. The Association of
REALTORS School continues to offer classes at convenient locations in
Delaware County, including the following:
Property
and Transaction Disclosures, Friday, May 9, Aronimink
Golf Club , Newtown Square- The course will specifically cover the
Sellers Property Disclosures and sections of the Agreement of Sale. The
course is designed to showcase various parts of these documents and the
underlying meaning of many of the paragraphs so that you as the agent can
better inform your client on the importance of disclosures. To sign up for

Introduction
to Residential Property Management, Friday, May 16, Springfield
Country Club Springfield- This course will give licensees a basic
level of property management information. Students will be able to follow
the life cycle of a rental contract as well as gain extra insight to
property management related contracts. To sign up for this course, please click

Keeping in mind that the license renewal deadline is on May
31, many classes are already full or near capacity. Licensees should sign
up for courses as soon as possible to avoid being caught short on credits.

Tip: Email Courtesies and Regulations
In the spirit of co-operation and providing
the best opportunities for clients, REALTORS use a variety of marketing
strategies to promote the needs of buyers and sellers. In the process, too
often, respect and consideration of peers and other consumers is
unintentionally neglected.
When sending a broadcast (or mass) email, use care to protect
the identity of the recipients. You may know everyone on the list, but the
recipients do not and may not wish to have their email addresses exposed to
strangers. Putting the recipient's email addresses in the BCC (blind carbon
copy) space instead of the TO space will do this simply and effectively. If
your address book is large, there are software programs available that will
allow you to hide the recipients' email addresses. Some of these same
programs also provide formatting templates for a professional looking
email.
Consider screening your address book for those that may have
need for a particular message rather then sending everything to everybody.
Email software provides a variety of methods for you to group contacts
based on various commonalities. Consistently sending emails to someone who
does not want the message is a sure way to have your email address blocked
and your reputation tarnished.
Additionally, there is legislation (CAN-SPAM) that controls
the sending of commercial email. Commercial email is defined as "any
electronic mail message the primary purpose of which is the commercial
advertisement or promotion of a commercial product or service." The
law applies to business of all sizes. Realtors must respect CAN- SPAM just
as they must Do NOT CALL legislation. For a summary of the legislation and

Commercial/
Investment Marketing Exchange Meeting on May 9
The C/I Marketing
Exchange will next convene at the Association's office in Malvern from 8:30
a.m. to 10:30 a.m. on Friday, May 9. While this month's topic is still to
be announced, the meeting will also feature an opportunity to network with
upwards of 30 other members interested in commercial/industrial/investment
real estate and discuss any "haves" and "wants" of your

The Association is
saddened to notify the membership of the passing of the wife of one of its
longtime REALTOR Emeritus members. Winnie Miller, wife of member
Russ Miller passed away on April 26, 2008 in Fort Myers, Florida. A mass of
Christian burial will be held in her honor at 10:00 a.m. at the Sacred
Heart Church, 316 East Broadway Ave., Clifton Heights, PA 19018.

of brief recommendations to promote REALTOR safety in the office and out in
the field.
Do an initial
walk-through with escape in mind. Upon entering an open house property for
the first time, check each room and determine at least two
"escape" routes. Make sure all deadbolt locks are unlocked for
easy access to the outside.
Starbucks Morning on
May 6- Are you looking to
enhance your listing presentation? If so, come to the next Starbucks
Morning at the Suburban West REALTORS Association. The topic for this
session will be Market Data Statistics: Pricing and Marketing, which will
explain how to obtain statistical reports and ways to prepare a seller's
CMA within the TREND MLS. Members are invited to participate in this
interactive seminar while enjoying free Starbucks coffee.

is now available. Current as of April 23, the roster features the office
contact information for all REALTORS and Affiliate members of the
