Dominic Cardone Named 2006 REALTOR of the Year by PAR
On September 26, Suburban West REALTORS Association member
Dominic Cardone was awarded the prestigious REALTOR of the Year
Award from the Pennsylvania Association of REALTORS (PAR). With his
family on hand, Dominic was presented the award by last year's
winner George Naylor and current PAR President Len Ferber (all
pictured).
This award is the greatest honor bestowed upon a REALTOR by
their peers at the state level. The award recognizes a REALTOR for
meritorious contributions to the advancement of their profession and
the real estate community at large.
The purpose of the Award is to: recognize outstanding REALTOR
members of our Association for the effort and work expended in the
interest of their fellow REALTORS, their profession, and the real
estate community at large; demonstrate the outstanding work done by
REALTORS to the general public; identify those REALTORS best suited
for leadership positions; and foster a spirit of camaraderie among
those who are in a position to do much of the productive work in
local associations/boards, the state association, and the national
association.
Dominic is a broker with Keller Williams Realty, Brandywine
Valley and co-chairs Suburban West REALTORS Association’s RPAC
Committee. Dominic is also President-elect for PAR and was recipient
of that organization's REALTOR Active in Politics Award for
2005.
Flooding Ordinances Being Revised in Chester County
The Pennsylvania and Federal Emergency Management Agencies
have issued a series of flood- insurance directives for Chester
County Municipalities, causing revisions to zoning ordinances for a
number of municipalities in the county. Upper Uwchlan Township has
been the latest to pass an ordinance to comply with an updated flood
map, which determines eligibility for flood insurance. The board of
supervisors passed the changes September 18. FEMA instructions
mandate that every municipality in the state complete revisions by
September 29.
Township Manager John J. Roughan Jr. said “this will work to
remap the floodplains, adopt the new maps where it has been
determined we need to make modifications and it will bring
insurance-rate management together with floodplain management.”

Learn The Ins and Outs of Property Disclosures
Many transactions can be sidetracked or completely derailed
by disclosure issues. Protecting and promoting the best interests of
your client includes making sure they understand property and
transaction disclosures. A large percentage of ethics complaints,
lawsuits and license law complaints filed against licensees involve
disclosure issues. Protect yourself and your client by attending the
Property and Transaction Disclosures; Who, What, When, How and Why
on October 9 at the Association of REALTORS School.
This full-day course will begin with an in-depth study of the
Seller Disclosure law followed by a detailed analysis of the PAR
Seller's Disclosure Form including the changes introduced in the
February 2006 revision. A review of other equally important
disclosures required in the standard agreement of sale will also be
discussed. Legal and Ethical case studies will highlight aspects of
disclosure issues that have a profound and surprising affect on real
estate licensees.

Sprinkler Ordinance Challenge Filed in Sharon Hill
In coordination with several REALTOR members who own property
in the borough and the PA Home Builders Association, the REALTORS
Legislative Alliance has filed a challenge to Sharon Hill’s recently
passed sprinkler ordinance with the Department of Labor and
Industry. As a result, this ordinance may not be presently enforced

Make the Investment Into Becoming a More Effective
Salesperson
As the market stabilizes, and competition intensifies,
relationship building skills become more important than ever. The
Suburban West REALTORS Association is pleased to host the first of
its series of Dale Carnegie classes on October 20. The full-day
course, How to Build Relationships and Sales Through Networking, has
been developed and will be taught by the company who invented
networking, Dale Carnegie.
In this class, you will learn to create a total networking
plan that includes identifying the important people you want to
meet, selecting networking organizations, choosing between events to
attend and events to avoid, creating a 25 second elevator speech,
networking on the phone and getting referrals and introductions –
your most powerful tools.
This one day seminar is from 9:00 a.m. - 5:00 p.m. and costs
$199.00, which includes lunch. Additional seminars will be offered
every month and a complete schedule can be accessed

Scholarships Available From PA/NJ/DE CCIM Chapter
The PA/NJ/DE CCIM Chapter is accepting applications for four
$500 partial scholarships (additional course costs of $295 will be
due at time of course registration) for an advanced course in
commercial investment real estate. The partial scholarships, based
on need, merit or outstanding achievement in commercial real estate
or an allied profession, will be awarded to four individuals by the
PA/NJ/DE CCIM Chapter.
The Chapter's Education Committee, chaired by Dan Seltzer,
CCIM, will select the four recipients and an alternate by Friday,
