Safety Should Always be a Top Priority for REALTORS

REALTOR Safety Week (September 10 through 16) is a time for us to
remember those who have been threatened or harmed while on-the-job,
but also to take precautions for our own safety, now and in the
future.
"Educating our members on the importance of safety awareness
can mean the difference between life and death," says Thomas
Stevens, President of NAR. Locally, there have been incidents or
near-misses and fortunately there has been a more concerted effort
by agents and offices to take more extensive safety measures.

Make the Investment Into Becoming a More Effective
Salesperson
As the market stabilizes, and competition intensifies,
relationship building skills become more important than ever. The
Suburban West REALTORS Association is pleased to host the first of
its series of Dale Carnegie classes on October 20. The full-day
course, How to Build Relationships and Sales Through
Networking, has been developed and will be taught by the company
who invented networking, Dale Carnegie.
In this class, you will learn to create a total networking
plan that includes identifying the important people you want to
meet, selecting networking organizations, choosing between events to
attend and events to avoid, creating a 25 second elevator speech,
networking on the phone and getting referrals and introductions –
your most powerful tools.
This one day seminar is from 9:00 a.m. - 5:00 p.m. and costs
$199.00, which includes lunch. Additional seminars will be offered
every month and a complete schedule can be accessed
here. And any student who registers for a class will receive
a $200 discount on a select list of off-site Dale Carnegie Training
series classes per each each class they register for. To register,

Professionalism Tip--Minimum Service Required By Law
In Pennsylvania any licensee who provides real estate
services owes the consumer the following duties, irrespective of
the agency relationship that the licensee has with the consumer;
- exercise reasonable professional skill and care;
- to deal honestly and in good faith;
- to present, in a timely manner, all written offers, notices
& other communications;
- to comply with "Real Estate Seller Disclosure Act";
- to account for escrow and deposit funds;
- to provide the Consumer Notice at the initial interview;
- to timely disclose to the consumer any conflicts of interest;
- to advise the consumer to seek expert advice on matters
outside the licensee’s expertise;
- to provide service in a reasonable, professional and competent
manner;
- to advise the consumer regarding the status of the
transaction;
- to advise the consumer of tasks that must be completed to
satisfy an agreement or condition for settlement, provide
assistance with document preparation and advise the consumer
regarding compliance with laws pertaining to real estate
transactions;
- to provide disclosure to the consumer regarding any financial
interest, including, but not limited to, a referral fee or
commission, which a licensee has in any services to be provided to
the consumer by any other person.
These duties cannot be waived by the consumer. Failure
to provide these minimum services subjects the licensee to
prosecution by the State Real Estate Commission upon complaint.
Licensees should check Section 606 of the Real Estate License and
Registration Act (RELRA) for the complete text pertaining to real

New Course Added to Professional Development Series
The latest course added to this series is Property and
Transaction Disclosures; Who, What, When, How and Why. This
course will guide licensees through the Seller’s Property
Disclosure, and the Zoning, Notices and Assessments, Maintenance and
Risk of Loss and Lead Paint paragraphs of the Agreement of Sale.
Students will participate in an in-depth discussion on the laws that
apply to these particular disclosures so that they may provide their
client with the information needed to make an informed decision.
Students will review ethics cases and law suits brought about these
topics. Class will be led by Barbara Mastronardo, ABR, GRI on
October 9, 2006, 9:00 a.m. – 5:00 p.m.
Remember that a number of classes have already been scheduled
for the Professional Development Series, including the Essentials
of Real Estate Auctions course on September 28. The Auctions
course, taught by Robert Frame, will enable real estate licensees to
introduce the auction method to clients and customers as another
tool for selling and purchasing property.

FREE “Introduction to e-PRO Workshop” Friday, September 22,
1:30 – 3:00 p.m.
The e-PRO course was designed for Realtors by Realtors. The
course has proven valuable to Realtors just learning about
technology as well as to those with advanced computer knowledge. To
find out if the on line e-PRO course will benefit your career, plan
to attend a FREE “Introduction to e-PRO Workshop” on Friday,
September 22, 1:30 – 3:00 p.m. at the Association’s Malvern office.
REALTOR Patricia Moyer, ABR, e-PRO, GRI, SRES will lead this seminar
and will introduce you to the concepts presented in the course to
help you decide if this certification is one you want to pursue at
this time. Attendees will receive a $30 discount off the online
registration fee.

Reminders
Begin Earning the ABR Designation in Springfield--
Following up on our successful education programs in the spring,
the Association of REALTORS School is excited to bring Designation
courses to the Springfield Country Club beginning this fall. Our
first offering will be the two-day Accredited Buyer Representative
course on September 18 and 19 (9 a.m. - 5 p.m. each day). In
addition to a convenient location for great education, attendees
will receive complimentary continental breakfast and an in-house
lunch both days. Attendees will receive required credit towards the
ABR designation. An additional elective course and 5 transactions
must also be completed to achieve the designation.
Attendees also receive: 1 PA Broker credit; 14 hours towards
PA 06-08 Real Estate license renewal; 12 hours towards DE Real
Estate license renewal; and 10 PA Continuing Legal Education
