Safety Alert For REALTORS and Offices
The Suburban West REALTORS Association has received a number of calls recently from concerned member offices indicating that an individual is holding him or herself out to be a REALTOR with said office and attempting to set up showings with other offices. Fortunately, the offices who have received the showing requests are contacting the office to verify the individual is a licensed agent with that office and once finding out not setting up the appointment. If the offices had not performed this check, a significant safety risk for the REALTOR attending that showing and the seller would have emerged.

To minimize the risks for members and sellers, we want to provide you a couple of tips on how to handle a future situation like this:

1) Contact the Police—While an isolated incident may not be followed up on, if a reported pattern is established, then the police will take action and assist in building a case against an individual;

2) Always Verify Status With The Other Office— It is a sound practice to always verify an individuals status with an office prior to setting up showings.

The safety of REALTORS and clients should be paramount to any transactions that agents are involved in. If you have any questions about these situations or about the tips provided, please contact the Association at 610-560-4800.

Calling All Appraisers
The Suburban West REALTORS Association is in the process of identifying members who also are certified real estate appraisers and assessors. REALTOR Happy Hour Coming to Springfield
The Suburban West REALTORS Association is pleased to announce the next Happy Hour for members of the Association. All members are invited to attend our Happy Hour on Wednesday, July 12 from 5 p.m. to 7 p.m. at Tavolas Restaurant at the Springfield Country Club. Like previous events, it will feature drink specials, complimentary appetizers and great prize giveaways courtesy of the Affiliate Member Forum. Commercial/Industrial Marketing Exchange Meeting on Friday, July 14
C/I Marketing Exchange will next convene at the Association’s office in Malvern from 8:30 a.m. to 10 a.m. on Friday, July 14. This month’s meeting will feature a presentation on "SBA Commercial Lending Products” by Dave Dickson of the Small Business Administration. And, as always, it will also feature an opportunity to network with upwards of 30 other members and discuss any “haves” and “wants” of your clients.

Montgomery County Begins e-Filing at Deeds Office
The Montgomery County recorder of deeds office has begun using an e-filing system for deeds, joining Chester, Philadelphia, and Lancaster in counties offering the service. eRecording is the process of electronically recording documents by submitting, receiving and processing documents for recording through the Internet. Recorder of Deeds, Nancy Becker, says her office rejects about 25 percent, close to 69,000, documents a year because of errors. Officials hope that the new system will help minimize the time it takes to correct errors. Additionally, documents can be filed any time of day and any day of the week. Overall, the system will serve to save time and money by expediting the process of recording documents for property buyers. (Source: Times Herald; 07/01/2006)

Memorial Notice
The Association is saddened to notify the membership of the passing of Nancy Darrah Rhodes on June 29. Nancy was a longtime REALTOR member with John C. Finigan and active in real estate for over 30 years. In lieu of flowers, memorial contributions in her memory can be made to the University of Pennsylvania Abramson Cancer Center, 14 Penn Towers, 3400 Spruce Street, Philadelphia, PA 19104.

REPA Course on July 25 and 26--Have you considered a REAL ESTATE PROFESSIONAL ASSISTANT? Whether you have someone you would like to train as an assistant or you are considering training to be one yourself, you will want to take advantage of this opportunity. The Association of REALTORS School is proud to host REBAC's Real Estate Professional Assistant certificate course on July 25 and 26. This two-day certificate program is ideal for all real estate support personnel including assistants, office administrators, secretaries and receptionists. It can also benefit anyone needing a refresher in the basics of the real estate business.

The cost for the two-day course is $249 and it includes lunch both days and is eligible towards 7 elective hour towards 2006-2008 PA Real Estate license renewal.
