SAbout 75 residents, more than a third members of local unions, showed up for a presentation on plans for the town center on the former SAP Property last week. The proposed development is located behind the northwest corner of the intersection of West Chester Pike 3 and Route 252. Bob Dwyer, a vice president of development for BPG Development, which owns the property explained, “There are 120 town centers in the U.S. today, they’re very popular developments – an integrated mix of uses, where you can live, work, shop and play at the same place.”
Dwyer noted that his company feels their plans for the site coincide with the township’s comprehensive plan. Overall, more than 30 companies have expressed interest in developing properties at the site. In addition to national chains, there are plans to include several local retailers. Apartments would be located about retail stores and would mix commercial properties with residential ones. (Source: NewsofDelawareCounty.com; 9/22/05).
The fine for violating the Federal Do-Not-Call rules is $11,000! The Association of Realtors School has developed a course, “The CFE’s of Real Estate” to help you navigate the rules for calling, emailing and faxing consumers. Learn how to develop a business plan that will bring you business and promote and protect the best interest of your client while working within the various communication rules and regulations.
The proper use of Standard Forms is one of the best ways for licensees to reduce their exposure to risk. Reducing this risk also reduces your exposure to time consuming and expensive lawsuits. In “Professionalism, Ethics and Standard Forms”, students will learn how to properly use standard forms in their business and how this use can protect the agent and the clients they represent. This course will satisfy the NAR requirement for Code of Ethics training.
Both courses are offered on Wednesday, October 12. Sign up for one or both. Both classes will provide you with valuable time and money saving information. Each class is 3.5 hours and can be applied to continuing education credits for Pennsylvania. Each has been submitted for Delaware credit as well. The Suburban West REALTORS Association has a limited number of openings for the 2006 Grievance and Professional Standards Committee. Committee members are responsible for maintaining the standards of the profession through enforcement of the Code of Ethics. This includes the obligation to arbitrate commission disputes.
Suburban West REALTORS Association receives numerous requests for service on the Grievance and Professional Standards Committee. Each year a detailed selection process is conducted in an effort to put together a diverse committee.

On September 20, Suburban West REALTORS Association member Dominic Cardone was awarded the REALTOR Active in Politics (RAP) of the Year Award from the Pennsylvania Association of REALTORS. This award recognizes an individual who has significantly advanced the legislative agenda of PAR through political involvement. Dominic is a broker with Prudential Fox & Roach, Media and chairs Suburban West REALTORS Association’s RPAC Committee. Dominic is also President-elect for PAR and serves as chair of the PAR Standard Forms Oversight Committee.
The C/I Marketing Exchange will next convene at the Association’s office in Malvern from 8:30 a.m. to 10 a.m. on Friday, October 7. This month’s presentation is still to be determined but, as always, will feature an opportunity to network with upwards of 30 other members and discuss any “haves” and “wants” of your clients.
The C/I Marketing Exchange meetings are open to all members of the Association. Sign Up Today For The Annual Membership Luncheon—Registration is now open for the Annual Membership Luncheon of the Suburban West REALTORS Association on October 21 at the White Manor Country Club. Beginning that morning at 10:30, the Luncheon will begin with an hour-long presentation by nationally-known speaker Walter Bond. Walter will present on just how important the phrase “attitude is everything” can really be to your professional success. Following the presentation, a networking reception will occur featuring a cash bar and prizes. Finally, in addition to the lunch, the event is the final opportunity to cast your ballot for the 2006 Board of Directors. The 2006 Board of Directors will be announced on Monday, October 24.

REALTORS and the Importance of Safety-- With REALTOR Safety Week now passed, the National Association of REALTORS (NAR) would like to remind REALTORS to value their personal safety on the road, at home and at work. Be careful of your marketing materials and the way you present yourself to prospective clients. At property showings, always make sure that you direct the clients, rather than lead them, through a house. Have clients meet you and at least one other co-worker at your office before ever taking them on the road. Finally, always remember that you should have an emergency code set up with a colleague or family member at all times.
