Registration is now open for the Annual Membership Luncheon
of the Suburban West REALTORS Association on October 21 at the White
Manor Country Club. Beginning that morning at 10:30, the Luncheon
will begin with an hour-long presentation by nationally-known
speaker Walter Bond. Walter will present on just how important the
phrase “attitude is everything” can really be to your professional
success. Following the presentation, a networking reception will
occur featuring a cash bar and prizes. Finally, in addition to the
lunch, the event is the final opportunity to cast your ballot for
the 2006 Board of Directors.

New Map Books Now Available
The Suburban West REALTORS Association is pleased to make
available to members a brand new edition of the TreNd Map Book.
Replacing the 2002 edition, the new book features updated roads and
landmarks, a new user-friendly size, and an interactive CD-ROM
Street Guide. Most importantly, effective on October 19, coordinates
in Pennsylvania will be automatically populated for most new
listings making the field much more reliable to search for in the
MLS and to find properties using map grid coordinates. The cost of
the new book is $25 and are available to be picked up at the
Association’s office between 8 a.m. and 5 p.m. Monday through
Friday.
Master Plan for Wayne Business District
On Tuesday night, the Radnor Board of Commissioners met with
a brief agenda that included an update on the progress of the Master
Plan of the Wayne Business District. In March, town planners Wes
Horner and Tom Comitta presented a phase-one report to the board on
the goals of the plan and the future overlay zoning for the business
district. The board later authorized the two to go forth with the
second phase - the creation of the plan and the overlay district
regulations - and they have been working ever since, Mike Fleig,
director of community development, told the staff and handful of
attendees.
The township has received concerns and questions about the
plans namely from residents near St. Katharine of Siena Church (the
eastern boarder of the official business district is Aberdeen
Avenue) and from business owners along Lancaster Avenue between
Aberdeen and Louella Court, a stretch that has been cited as one of
the least pedestrian- friendly and aesthetically pleasing of the
district. Despite these concerns, officials maintained the master
plan will only increase the value of surrounding properties.

State and Local Legislative Trends: What You Need to
Know to Service Your Client: Bring yourself up to date on
the most recent legislative issues affecting real estate. Your
client may need advice or direction to make informed decisions about
the purchase or sale of a property. This course will make you aware
of recent state and local initiatives that may affect you and your
client. You do not need to be an expert, but you should be able to
recognize the issues. This course will cover such things as the
Uniform Construction Code and the latest on property taxes. You will
also learn how to locate municipal information about the properties
your client’s are buying or selling. Approved for 3.5 hours

A Home Inspector’s Report on Property Inspections – A
View From the Inside: The 2005 version of the Agreement of
Sale requires buyers to submit a written corrective proposal if the
buyer is going to request repairs, credits or other assistance from
the Seller with respect to the finding of the Home Inspection. In
order to better serve your client you need to know more to guide
your client through the process from the report to the proposal.
Help them know what to expect so that they may have reasonable
expectations. In this course you will learn the scope of
inspections, problems associated with construction techniques and
materials & systems and gain a better understanding of what goes
into a property inspection. Approved for 3.5 hours Pennsylvania

Voting Now Open For 2006 Board of Directors
Election--REALTOR members are now able to cast their votes for
the election of Suburban West REALTORS Association’s 2006 Board of
Directors. There are four REALTOR Director positions and one
Affiliate Director position being contested. Ballots were mailed to
each REALTOR member on Friday, September 30. Members have the option
of mailing their ballot to the Association, casting their vote
online by clicking
here, or attending our 2005 Annual Membership Luncheon on
October 21. And remember all members can “virtually” meet the

here. The results of the election will be announced to the
membership via email later in the afternoon on October 21.
