Question
Each
month, the Suburban West REALTORS Association will provide
Association Liaisons with a question in which we are seeking
member feedback on. We urge you to discuss this
question with agents at your office during a sales meeting,
through an email, or during the course of your daily
conversations when
appropriate.
License
renewel is just around the corner (May 31, 2008). In
considering how to achieve the required 14 hours of
continuting education, what factors are most important to you
(i.e. topic, schedule, location, cost)? Also, what types
of course topics most interest you?

Us For Another Starbucks Mornings at the
Association
The
first session of the Starbucks Mornings series on October 16
was a success! The seminar was well-recieved with more
than 35 members in attendance. These
FREE skills-based training seminars provide resourceful
tips and tricks that REALTORS can use to
enhance their business, while enjoying
freshly-brewed Starbucks coffee. This is also a
great opportunity for members to network with others
throughout the region. Below is the next upcoming

Seller's
Property Disclosure Form and
Content
The
Real Estate Seller Disclosure Law provides that a seller of a
property "shall disclose any material defects with the
property known by the seller by completing all applicable
items in a property disclosure statement". The Pennsylvania
Association of REALTORS (PAR) publishes a form for seller's
disclosure that covers common topics beyond the minimum
requirements of the law. PAR believes that this form provides
additional protections for buyers, sellers and agents. You may
encounter a savvy seller who prefers to use the minimum
required form. It is wise to inform the seller that they are
required to disclose ALL material defects, not just those
areas identified on any form. To view the basic

You
may even have an office policy which requires use of the more
comprehensive form. To view the comprehensive form, click here. Even
when using the PAR form be sure to advise your seller to think
beyond what is asked for on the form and attach that
information as well.
PRACTICE
TIP: Complete a seller's disclosure for
your own house. This exercise will help you understand the
issues covered and make you better able to guide your seller
to a complete disclosure.
REMEMBER: A "signed and
dated copy of the property disclosure statement shall be
delivered to the buyer .... prior to the signing of an
agreement of transfer by the seller and buyer with respect to
the property."

2008
Membership Dues Billing Begins November
1
From
vital legislative support to unique education opportunities to
enhancing the power of the REALTOR brand; your membership in
the Association not only benefits you, but the industry that
you work in. To ensure these important efforts continue, the
National Association of REALTORS (NAR), Pennsylvania
Association of REALTORS (PAR), and Suburban West REALTORS
Association count on your continued support.
On
November 1, all members of the Association will receive email
notification that they can log on to the Payment/Registration
Center to
pay their 2008 membership dues bill. 14 days later, those
individuals who have not paid during this period will receive
a membership dues bill in the mail (no difference in the
amount) with the continued option to pay online or to pay via
mail, phone or fax. The deadline for remitting payment
is December 31. If payment is
received after that date, a 10% late fee will be assessed.
