NEW INFORMATION

 

·         West Brandywine Suspends U&O Enforcement—After meeting with RLA staff and being contacted by our legal counsel, West Brandywine recently notified local REALTORS they were suspending enforcement of their resale certification inspections.  In a letter dated April 13, 2005 township manager Ron Rambo writes, "Effective as of April 8, 2005, West Brandywine Township has temporarily ceased the issuance of the Resale Use and Occupancy Permit."

 

As we fully expect the Township to draft a new ordinance, RLA staff will contact local officials to determine what role we can have in crafting a balanced statute.  REALTORS are encouraged to thank West Brandywine officials for their cooperation and reinforce our desire to be involved in discussions for any future proposal.

 

·         Affordable Housing Showcase A Success—Yesterday’s Showcase event at Penn State Great Valley was a resounding success according to the evaluations of attendees and discussions with vendors.  We are pleased that more than a 100 members were able to attend and hope that all the attendees found the day to be informative, beneficial and a good use of their time.  The showcase featured more than 20 exhibitors (a list of these exhibitors is provided below this article), complimentary breakfast and lunch, and an opportunity to meet up with old friends.  Two MCE classes dealing with Affordable Housing issues were also presented to fanfare from the attendees.  Pictures of the event are now available on our website.  To access them, please click here.  And a final thank you to the members of the Affordable Housing Taskforce who were instrumental in planning this inaugural event and to the following sponsors for their immeasurable support:

·         REALTOR Happy Hour on May 5—The Suburban West REALTORS Association in conjunction with the REALTORS Legislative Alliance is pleased to announce the next Happy Hour for members of the Association.  All members are invited to attend our Happy Hour on Thursday, May 5 from 5 p.m. to 7 p.m. at the New Orleans Café in Media.  Like our previous events, it will feature complimentary appetizers, discounted drinks and prize giveaways courtesy of the Affiliate Member Forum.  And, most importantly, the Happy Hour is a great chance to network with colleagues.  For a flyer about the event, click here.

 

·         Upcoming Appraisal Courses—With the Appraisal License renewal deadline quickly approaching, the Association of REALTORS School is pleased to provide two courses on Tuesday, May 3.  Featuring acclaimed instructor Melanie McClane, the following courses provide 3 ½ hours credit each for Appraisal continuing education and Salesperson continuing education credit (a total of 7 hours of each).

 

Economics and Appraising (9 a.m. to 12:30 p.m.)

Learn how to track economic trends in order to stay on top of the market. This course covers the relationship between micro and macro economic forces on appraisal values and the appraisal business.  Cost: $40

 

Market Analysis – or So Your Comps Aren’t Perfect – Adjust! (1:30 p.m. to 5:00 p.m.)

This course discusses how licensees can identify comparables, specifically in situations where no paired sales exist and make market-based adjustments to the comps in order to produce a credible report.  Cost: $40

·         FREE TReND Classes Scheduled For Monday, May 9—Sign up today for the latest TReND classes being offered at the Suburban West REALTORS Association office in Malvern.  The following free classes are being offered:

 

Buyer Prospecting (10 a.m. – 12 p.m.)
Use Prospecting to expand your business.  During this course you will learn how TReND’s MLS system can help you successfully find properties for your buyers.  In addition, you will learn how to manage your clients information in the Address Book and set up your E-Card.

 

CMA: Price Is Right (1 p.m. – 3 p.m.)
Increase your understanding of getting the correct comps.  During this course, members will learn how to search tax records, comps and sold inventory, compile the Three-Up Report and search for and calculate Seller Closing Costs.

·         Join the Parade on April 30—Gather your family, friends, neighbors, and co-workers to march in the Paoli 250 Parade on Saturday, April 30 at 10:00 a.m.   If you have a snazzy bike, a beautiful baby, a creative neighborhood, or a group that wants to strut their stuff, create an entry for the parade and help celebrate Paoli’s 250th year as a vibrant community.  The more the merrier!  Following the Parade the fun continues at Historic Waynesborough with a community wide Family Day complete with great food, games, music and entertainment.

REMINDERS

 

¨       House Construction as a Selling Tool—This advanced level course takes you through the total process of building a home, and explains how to turn your knowledge into a selling tool. One in a series of courses to be developed by the National Association of Home Builders, the course does not require a CSP designation to sign up. It is suitable, however, for any industry professional who wishes to gain a broader understanding of the total building process in order to perform at a higher level in their career.

 

The Association of Realtors School will host this two day course on Thursday, May 5 and Thursday, May 12, 9:00 a.m. – 5:00 p.m. Attendance is required for both days to received 1 broker credit and 7 hours MCE elective credit for the 2004-2006 real estate license renewal period. Early bird tuition is $200 if registered before April 29th and includes all course materials, continental breakfast and lunch on both days. Registration after April 29 is $225. ¨       Updated Member Roster Now Available—The latest quarterly update of Suburban West REALTORS Association member roster is now available.  Current as of April 5, 2005 the roster features the office contact information for all REALTORS and Affiliate members of the organization.  A copy of the roster will be mailed to the broker/office manager of each office next week.  Members interested in obtaining their copy of the roster are welcome to stop by the Association office or contact Tina Lavelle at 610-560-4800 or email tlavelle@suburbanwestrealtors.com to have a copy mailed out.  Note that members are eligible to receive one copy of the roster.

¨       Interested In The Legal Aspects Of Real Estate Issues?—The Delaware County Bar Association Real Estate Practices Committee will hold a breakfast seminar on April 28, 2005 at the Little Inn, Media, PA. This month’s topic is “The Unauthorized Practice of Law in Real Estate” – William F. Hoffmeyer, Speaker. Cost for this event is $13.00 payable at the door. The fee covers the cost of breakfast and room expenses and will be charged to all attendees. Delaware County Bar Association members may pay an additional $20 for CLE credit. Breakfast is served at 8:15 a.m., the session will begin at 8:45 a.m. and should end no later than 10:00 a.m. Advance Reservation is required.
